Application
- These general terms and conditions apply to bookings and agreements relating to the De Veenderij holiday farm, situated at Voorweg 38, 2391 AD Hazerswoude-Dorp.
- In these general terms and conditions, the term ‘tenant’ refers to the person who enters into a tenancy agreement with the landlord for the letting of the holiday farm.
- Any agreements that deviate from these general terms and conditions must be set out in writing.
Bookings
- The holiday farm is available to rent for people aged 30 and over and may not be used for parties or celebrations. The holiday farm can accommodate 10–12 people. Babies and toddlers in the group are included in the total number of guests. The landlord reserves the right to refuse a booking at any time without giving a reason.
- Once you have made your booking, you will receive a confirmation containing the general terms and conditions of hire, the invoice and the ‘Hire Agreement / Personal Details Form’.
- The landlord asks you to check that all the details are correct. If this is not the case, please contact the landlord as soon as possible.
- The agreement concerns the letting of the De Veenderij holiday farm; it is of a recreational nature and is therefore of short duration.
Payments
- Payments must be made by bank transfer.
- Within two weeks of booking, you must pay 50% of the invoice amount for the rental fee as a deposit. The remaining balance must be paid 6 weeks before the arrival date.
- If the booking is made within one month of the arrival date, you must have paid the invoice in full.
- By paying the deposit or settling the full invoice, you accept the general terms and conditions of hire and confirm that you have read them.
- In the event of late payment, as stated above, the landlord reserves the right to cancel your booking and terminate the agreement.
Security deposit
- A security deposit will be charged to the tenant, which serves to cover any damage and/or costs in the broadest sense of the term. The security deposit will be refunded to the account used to pay the rent or to another account specified by the tenant. The cost of any damage will be deducted from the deposit, and the remainder will be refunded to the account you have specified.
- The deposit will be stated on the invoice. If the deposit has not been paid, the tenant will not be granted access to the holiday farm.
- The tenant must hold their own liability, travel and/or cancellation insurance.
Changes
- If, after the booking has been confirmed, the tenant still wishes to make a change, this must be done by email or telephone in consultation with the landlord. This will allow us to assess whether it is possible to accommodate your request.
- If, after the booking has been confirmed, the tenant wishes to change the period of stay to a different one, the cancellation terms (see below) shall apply. Cancellation
- Cancellations must always be made in writing, either by post or by email welkom@de-veenderij.nl to take place.
- If you cancel more than 12 months before the day of arrival, you will be liable to pay 10% of the agreed price.
- If you cancel between 6 and 12 months before the day of arrival, you will be liable to pay 30% of the agreed price.
- If you cancel between 4 and 6 months before the day of arrival, you will be liable to pay 70% of the agreed price.
- If you cancel between 2 and 4 months before the day of arrival, you will be liable to pay 80% of the agreed price.
- If you cancel within 2 months of the day of arrival, you will be liable to pay 95% of the agreed price.
- If you cancel on or after the day of arrival, you will be liable to pay 100% of the agreed price.
- If the cancellation is made by the landlord, all monies paid will be refunded.
Reception at De Veenderij
- The key to the holiday farmhouse will be handed over to you in person by the landlord or a person appointed by the landlord. Alternatively, you can collect the key from the key box. This is located opposite the front door of the holiday farmhouse, under the outdoor light.
- Duplicating the key to the holiday farmhouse is prohibited. If it is found that this rule has been breached, a fine of €200 will be imposed. This fine does not include the actual cost of replacing all the locks on the holiday farmhouse.
- Upon arrival, the tenant must present valid identification and have the fully completed ‘Tenancy Agreement / Personal Details Form’. This form will be sent to you by email following your booking. If, on arrival, you do not have valid identification and/or the form has not been completed in full, you will be refused accommodation at the holiday farm.
- If, on arrival, it transpires that there are more people present than were stated in the booking, and this has taken place without the landlord’s consent, the landlord will charge an additional fee.
Stay at De Veenderij
- Weekend: from 3.00 pm on Friday until 10.00 am on Monday, or 6.00 pm on Sunday evening
- Midweek: Monday from 3.00 pm to Friday 10.00 am
- Week: Friday from 3.00 pm to Friday 10.00 am
- The tenant must be present throughout the entire stay, unless otherwise agreed.
- During their stay, the tenant and other occupants must behave as responsible tenants and neighbours in and around the house. This means that noise pollution and/or nuisance caused by the tenant to local residents is not permitted.
- Excessive alcohol consumption will not be tolerated at the holiday farm. A zero-tolerance policy also applies to the use of soft and/or hard drugs. Should a breach of any of these rules be detected, the landlord may terminate your stay at De Veenderij holiday farm prematurely.
- The holiday farm is smoke-free. This means that smoking is not permitted indoors, but is allowed outdoors.
- Bringing and using sound systems is prohibited to prevent noise nuisance for local residents.
- During your stay at the holiday farm, there is a quiet period between 10.00 pm and 8.00 am. You are, of course, welcome to sit on the veranda and in the garden in the evening, but after 10.00 pm, please keep noise to a minimum out of consideration for the neighbourhood.
- Open fires, such as campfires, are not permitted in or around the holiday farm. This also means that lighting candles in or around the holiday farm is prohibited.
- Barbecuing is only permitted in the designated area; the barbecue must not be left unattended whilst the coals are still glowing. Barbecuing on the veranda is NOT permitted.
- It is forbidden to set off fireworks in and around the holiday farm due to the risk of fire, the pets and livestock of local residents, and the disturbance caused to the residents themselves.
- Only the wood supplied by the landlord may be burnt in the wood-burning stove provided. This wood is supplied for a fee. Other types of wood or materials, such as plastic, must NOT be used to light or keep the stove alight.
- There is a charging point for electric cars in the car park. This service is available for a fee. You are not permitted to charge your EV using a standard mains socket.
- You are not permitted to enter the fields if there are sheep or cows grazing there.
- Pets are not allowed at the holiday farm.
- The rental price includes cleaning, bed linen, towels and kitchen tea towels. These costs are compulsory when renting the holiday farmhouse.
- Moving the interior furnishings outside or taking them outside is prohibited. Only certain items of crockery, such as plates, glasses, pans and cutlery, may be used outside for the purposes of a meal.
- There is a possibility that, on the odd occasion, there may be noise disturbance from the neighbouring business, for example due to the loading of work equipment. It may also happen, on the odd occasion, that cows are loaded or unloaded during the night. The landlord cannot be held liable for this.
- The tenant must remain mainly in his or her own part of the holiday farm.
- The landlord’s home is situated next to the holiday farmhouse you are renting. Should you have any questions or in the event of an emergency, the landlord will be happy to assist you.
- The landlord has access to the holiday farmhouse at all times. However, the landlord will only enter the holiday farmhouse in the event of emergencies and/or disturbances.
- Visitors are not permitted.
- There is parking available for up to 5 cars.
Force majeure
- Circumstances on the part of the landlord which may prevent your contract from being fulfilled, either in whole or in part, are regarded as force majeure on the part of the landlord. External circumstances such as fire, storm damage, breakdowns or other acts of God may prevent the agreement from being fulfilled, either in whole or in part. Any serious damage caused by the previous tenant that prevents your agreement from being fulfilled is also regarded as force majeure. The damage must be repaired before the tenant can enter the holiday farm. The landlord will inform you as soon as possible should your stay at De Veenderij be unable to go ahead.
Liability – complaints – damages
- During the rental period of the holiday farm, the tenant and other users are liable for any damage caused to the holiday farm, the contents and all items forming part of the rented property. This does not apply if the tenant or other users can prove that the damage was not caused by them. It is therefore important to inspect the holiday farm upon arrival to prevent any potential issues.
- The landlord shall not be liable in any way for theft, damage and/or loss of the tenants’ property in and around the holiday farm during their stay.
- The landlord cannot be held liable for damage caused, for example, by utility companies and/or by roadworks in the vicinity of the holiday farm. This means that the landlord cannot be held liable for any malfunction of the television, internet or Wi-Fi resulting from damage beyond their control.
- Do you have a complaint? If so, you must explain the nature of your complaint and submit it in writing or by email within 14 days of leaving the holiday farm.
Check-out and final cleaning
- Please ensure the holiday farm is left in a clean and tidy condition on departure.
- The dishwasher must be emptied and/or the crockery must be washed and dried.
- The bed linen should be collected in one central location.
- Food must be removed from the cupboards, fridge and freezer.
- All rubbish bins must be emptied before you leave.
- Any breakages and/or damage in and around the holiday farm must be reported to the landlord.
- The key is provided to you on loan and must be returned to the landlord or a person designated by the landlord on the day of departure, at the end of your stay. Alternatively, the key may be left in the key box upon departure.
- In the event of loss, theft or failure to return the key on departure, the tenant will be liable to pay €100. This amount will be deducted from the deposit.
- If the property is not handed over on time upon departure, a charge will be applied, which will be deducted from the security deposit. This charge amounts to €50 per half hour after the agreed departure time.
- Any items left behind (after the tenancy period) will be held by the landlord for up to one month. The landlord is not liable for any damage to the items. It is possible to have any items left behind posted to you, at the tenant’s expense. The items will be posted once payment has been received. Here too, the landlord cannot be held liable for any damage to or loss of the parcels.

We aim to provide a peaceful and quiet environment for our guests. For this reason, the property is not available for noisy parties.
You are welcome at De Veenderij and De Turfstee at weekends, midweek and for full weeks.
Guests are welcome at the Kleine Stal every day, but arrivals are not possible on Sundays.
On arrival, we ask you to present valid proof of identity and a fully completed Rental Agreement.
The keys can be handed over in person or via a handy key box.
Yes, the rates include cleaning, bed linen, towels and tea towels.
To ensure the peace and tidiness of our accommodation, we do not allow pets.
